Commercial Real Estate Services
K&N has a well established commercial real estate law practice. Its attorneys provide a comprehensive array of legal services to owners, managers, brokers, buyers, sellers, borrowers and secured lenders.
K&N has an extensive commercial leasing practice. Our active involvement in the commercial leasing market encourages our clients to rely on us not only for our technical legal expertise, but also for our comprehensive knowledge of the marketplace and the negotiation strategies which incorporate that knowledge. K&N handles lease transactions as varied as a cursory review of a small office lease, or as complicated and involved as negotiations for entire buildings, including the letter of intent and the work letter. Our practice is both local and national in scope, with the firm representing landlords and tenants in all types of commercial lease transactions, including office, industrial and retail.
Our attorneys also represent clients in connection with the acquisition, disposition and financing of commercial real estate. K&N's acquisition and disposition practice includes expertise in structuring transactions to minimize transfer costs, and maximize asset protection. Our secured lending practice includes a full range of related expertise such as inter-creditor agreements and foreclosure. Our extensive experience representing parties on both sides of commercial real estate transactions gives us a comprehensive perspective and understanding of all issues involved, and enables us to deliver the highest quality representation to our clients.
K&N represents numerous real estate brokerage and management companies, assisting in all aspects of the discharge of their duties. K&N counsels clients on corporate issues, commission disputes, and disputes over non-compete and trade secret provisions in brokerage agreements.
Our extensive experience in litigation and arbitration proceedings makes us uniquely suited to provide practical advice to our real estate clients on how to avoid litigation and its high costs. Where litigation cannot be avoided, however, we are prepared to zealously represent our clients' interest in court or before administrative agencies.

Landlord and Tenant Law
Since its founding in 1933, K&N has represented owners of multi-family residential dwellings and commercial properties as well as their property management companies. K&N first established the landlord tenant practice in Washington, D.C., but soon recognized the need to expand the practice into the Maryland (the 1960's) and Virginia (1970's) suburbs to fully service its expanding client base. Today, K&N is recognized as one of the premier landlord and tenant practice groups in the Washington Metropolitan area. Our attorneys are admitted to practice in all three jurisdictions and are well acquainted with the local laws enforced by the various county agencies.
The Landlord Tenant practice is comprehensive. In addition to failure to pay rent cases, our attorneys handle all other types of legal proceedings landlords encounter, such as complex breach of lease actions, holdover suits, housing code violation complaints, tenant bankruptcy filings in federal bankruptcy court, as well as discrimination complaints before the U.S. Department of Housing and Urban Development, state and local housing and human rights commissions and agencies.
In addition to providing quality advice, counsel and litigation services, our attorneys and staff regularly provide training seminars in landlord tenant law and procedures to help our clients manage their properties effectively and productively. K&N stays abreast of developments and issues of interest in the industry through our memberships in the Property Management Association and the Northern Virginia Apartment Association.

Employment and Discrimination Law Services
K&N provides comprehensive employment law services to both employers and employees. Employment law is one of the fastest growing areas of law. K&N's employment law attorneys seek to protect their employer clients from unproductive work environments and expensive litigation by advising them of their legal responsibilities before problems arise. K&N counsels businesses on: how to handle complaints of discrimination, including sexual harassment; disability accommodation requirements; family and medical leave; wage and hour; drug testing; privacy issues and the requirements for enforceable non-compete agreements. Through presentations, K&N lawyers train managers on how to handle discrimination complaints and how to conduct an investigation of a complaint. Employers are advised that to avoid liability for the actions of their employees, employers must take proactive measures to avoid discrimination in the work place.
In addition to giving its clients meaningful and practical advice on how to avoid problems, K&N prepares, interprets and analyzes employment related documents for employers and employees such as employment agreements, employee manuals, stock option agreements, severance agreements and non-compete and non-solicitation of employee/customer agreements. Trained in mediation, K&N lawyers often facilitate resolutions of employment disputes that benefit all parties.
